The latest warnings (and occasional praise) from tenants.
Maintenance was genuinely fast
Water heater started leaking on a Sunday morning; a tech was there by noon and a new unit went in the next day, with a rent credit for the trouble that I didn't even ask for. Renewal increase was 6%, which stung, but they showed me the comps when I pushed back. Solid B+ landlord in a city full of worse.
Black mold ignored for five months
A pipe leaked under the kitchen sink in March and by April there was black mold growing inside the cabinet. I texted, emailed, and sent photos for five months. He finally sent a guy who sprayed bleach on it and called it fixed — the leak was still there. When I moved out he kept $600 of my deposit for 'deep cleaning' even though I left the place cleaner than I found it and had timestamped photos to prove it.
Deposit held hostage for 71 days
California gives a landlord 21 days to return a deposit or send an itemized statement. Mine took 71 days, four emails, and a certified letter before a check showed up — minus $450 for 'carpet replacement' in a unit where the carpet was already stained in my move-in photos. He counts on tenants not knowing the law. Know the law.
Responsive and human
Only complaint is scheduling — she books her own handyman and sometimes the window is 'sometime Thursday.' Everything else is how renting should be: issues fixed properly the first time, 48 hours notice before anyone sets foot inside, and a lease renewal offer that came in at a fair increase instead of a shakedown. Renewed without shopping around.
