Maintenance was genuinely fast
4500 Duval St, Austin, TX
Water heater started leaking on a Sunday morning; a tech was there by noon and a new unit went in the next day, with a rent credit for the trouble that I didn't even ask for. Renewal increase was 6%, which stung, but they showed me the comps when I pushed back. Solid B+ landlord in a city full of worse.

Corporate, but competent
4500 Duval St, Austin, TX
Merritt Living is a small operation run like a big one: maintenance requests through an app, AC filter swaps on a schedule, and a move-in checklist they actually honored at move-out. It lacks any personal touch — you'll never meet Chad — but everything works and the deposit came back in full without me asking.

Nickel-and-dimed on the way out
Landlord overall
Living there was fine. Leaving was a fee festival: $85 'lease processing,' $120 'final cleaning' for a unit I had professionally cleaned, and a $40 'account closing' charge that appears in no document I ever signed. Each fee was small enough to not be worth fighting, which is obviously the business model. Photograph everything and dispute in writing — I got two of the three refunded.
