Black mold ignored for five months
1120 Whipple Ave, Redwood City, CA
A pipe leaked under the kitchen sink in March and by April there was black mold growing inside the cabinet. I texted, emailed, and sent photos for five months. He finally sent a guy who sprayed bleach on it and called it fixed — the leak was still there. When I moved out he kept $600 of my deposit for 'deep cleaning' even though I left the place cleaner than I found it and had timestamped photos to prove it.

Entered my unit without notice, twice
845 Marshall St, Redwood City, CA
Came home from work to find his handyman inside my apartment with no notice at all — no text, no email, nothing. Gus said he 'forgot' and that it was an emergency. It was a dripping faucet. The second time he let himself in to 'check the smoke detector' while I was in the shower. In California landlords have to give 24 hours notice. He does not care.

Cheap rent, cheaper landlord
Landlord overall
The rent was below market and honestly the unit itself was fine — as long as nothing broke. When the heater died in January it took three weeks and a call to the city before anyone showed up. If you rent here, document everything in writing and keep your move-in photos forever.
