Landlord overall
No inspections-for-no-reason, no drive-by nitpicking, no surprise fees. Rent increase at renewal was modest and she explained why (taxes and insurance) like an adult. One star off because non-urgent maintenance requests can sit for a week or so, but urgent stuff is handled immediately.

Three years, two renewals, and I genuinely have nothing to complain about. Pool pump died, fixed in two days. Scorpion got in once (it's Phoenix, it happens) and she had pest control out the same week and sealed the door frames. Deposit from my previous unit with her came back whole. This is what a landlord is supposed to be.
