Heater 'fixed' three times in one winter
770 Valencia St, San Francisco, CA
The wall heater died in November. A tech came out, declared it fixed, and it died again in four days. This happened three times before they replaced the unit in February — after I bought two space heaters and slept in a coat for a week. They did eventually make it right, which is the only reason this isn't one star.

Everything through a portal, nothing ever urgent
Landlord overall
Fog City runs everything through a tenant portal and every ticket is born 'low priority.' A broken garbage disposal took five weeks. A bathroom fan that sounded like a jet engine took three months. Nobody is rude — they're perfectly polite while nothing happens. It's neglect with good customer-service manners.

Deposit deductions with no receipts
770 Valencia St, San Francisco, CA
Got my deposit statement on day 20 with $380 deducted for 'cleaning and touch-ups' and no invoices, no hourly rates, no photos. When I asked for documentation I got a spreadsheet someone at Fog City clearly typed up that morning. I disputed it and recovered $200. The unit was fine while I lived there; budget a fight for your deposit on the way out.
