Rent went up the max allowed every single year while the hallway carpet disintegrated and the laundry room had one working machine for eight units. Emails about repairs get a 'looking into it' and then silence. Not a nightmare landlord, just a neglectful one.

Dale is a one-man operation and it shows both ways. Repairs happen when he can get to them — a week for a broken garbage disposal — but he never once tried to nickel-and-dime me, and my full deposit came back in ten days with an itemized statement that actually made sense. If you're patient, he's fine. If you need a portal and 24-hour maintenance, look elsewhere.
